Most EIFS failures in Queens are not really finish failures. They start at a window head, a deck ledger, or a roofline where flashing was never right, and the foam behind the finish quietly holds the water.
We probe, find the entry point, and fix that first. Then the wall gets repaired with the correct system and finished to match the rest of the elevation.
Properties in the Rockaways, Broad Channel, Howard Beach, and Hamilton Beach face salt air, storm exposure, and repeated wetting at the lower wall. We specify materials, base coats, and sealants suited to that exposure and detail the bottom of the wall so it can dry rather than trap moisture.
Much of the Queens stucco stock sits on semi-attached and two-family construction, where a repair on one side has to meet a neighbor's finish cleanly. We handle the transition, coordinate access where needed, and keep the work contained on tight lots.
Parts of Queens sit inside designated historic districts, including Jackson Heights and Sunnyside Gardens, where exterior work visible from the street generally needs Landmarks Preservation Commission review before permits issue. We check what applies to your address up front and file accordingly.
